Closing costs
Fees paid to finalize a mortgage or refinance — lender charges, appraisal, title insurance, and prepaid taxes — often 2% to 6% of the loan.
Closing costs include lender fees (origination, underwriting, discount points), third-party charges (appraisal, title search and insurance, credit report, recording fees), and prepaid items such as the first year of homeowners insurance and initial escrow deposits for property taxes.
Your lender must give you a Loan Estimate within three business days of your application and a Closing Disclosure at least three business days before closing. Compare the two line by line. Some costs can be negotiated, shopped for, paid by the seller, or rolled into the loan at a higher rate.
